1784 Holdings raises $87 million for storage projects

1784 Holdings has obtained two bridge loans totaling $87 million to finance new self-storage developments in Maryland and New Jersey. The funds will support construction of two climate-controlled facilities in high-demand markets.

Bridge financing details

The loans were arranged by Talonvest Capital, with one facility in Bethesda, Maryland receiving $63 million for a project featuring 1,560 climate-controlled units across 131,559 net rentable square feet. The second loan, worth $24 million, will fund a Monmouth Junction, New Jersey site with 964 climate-controlled units, 55 RV and boat parking spaces, and 85,656 net rentable square feet on a 5.7-acre parcel.

Talonvest has previously worked with 1784 Holdings, arranging a $41.3 million bridge loan in late 2024 for a five-story Class A storage facility in San Gabriel, California, which will deliver approximately 1,532 units. Earlier in 2022, the firm facilitated a $36.8 million non-recourse bridge loan for a 999-unit facility in Hawthorne, California.

That Hawthorne facility is a four-level structure, with three stories above grade and a below-ground level, delivering 999 units within 92,067 square feet of net rentable space.

Talonvest’s recent activity shows its scale: the firm has closed more than $461 million in financing transactions over the last 90 days, many of which involve self-storage assets. Among its recent deals, Talonvest arranged a $53.5 million loan for a three-property Southern California portfolio (1,818 units, 243,496 sq ft), a $47.7 million loan refinancing six Texas properties with over 600,000 sq ft, and a $57.7 million loan for seven Florida assets totaling 4,598 units and 486,769 sq ft.

Market positioning

The Monmouth Junction site sits along U.S. Route 1, which carries about 61,000 vehicles daily. The facility combines climate-controlled storage with RV and boat parking, catering to both residential and recreational storage needs.

Together, the two projects will add 2,524 units to 1784 Holdings’ portfolio, strengthening its presence in the Mid-Atlantic region. The developments align with growing demand for specialized storage options in urban and suburban areas.
