The site has a 274-square-metre character building with 14 rooms and 10 car spaces that is offered with vacant possession.

Three inner-Adelaide development sites have been listed for sale north, south and west of the city’s CBD. At 266 Melbourne Street in North Adelaide, a 780-square-metre property that real estate firm Colliers expects to sell in the upper two-million range is being offered. Listing agent Jordan Schmidt said Melbourne Street was one of the most established high streets in the leafy inner suburb.

The property offers the flexibility to pursue a range of future outcomes and we expect that will appeal to a broad mix of developers, owner-occupiers and value-add investors, Schmidt said. The site has a 274-square-metre character building with 14 rooms and 10 car spaces that is offered with vacant possession. Potential uses include an apartment, co-living, consulting, office, shops and community facility buildings.

The 274-square-metre character building at North Adelaide is a typical example of the suburb’s historic architecture. The site is about 1.5 kilometres from the CBD and 500 metres from O’Connell Street restaurant, pub and cafe strip. Expressions of interest in the property are due to close on November 11.

West Adelaide Site First to Market in Half a Century

In Adelaide’s inner-west, a 1.4-hectare freehold lot opposite the billion-dollar Southwark Grounds redevelopment is also being offered by Colliers. The property at 1 Port Road, Hindmarsh is on the corner of Port Road and Park Terrace. About 2.5 kilometres from the CBD, the site is also beside the Bowden urban renewal precinct.

The property has 42 contiguous titles with 168 metres of frontage to Port Road, 72 metres to Park Terrace and 86 metres to Gibson Street, and multiple access points. Schmidt said the site had been held for more than 50 years. With 1.4 hectares, three street frontages and direct access to major transport connections, the scale gives a future owner the ability to think well beyond the existing improvements and shape a new use for one of Adelaide’s most visible inner-west sites, he said.

Expressions of interest in the property are due to close on November 19.

Inner-South State Significant Land

In Adelaide’s inner-south, a 4.15-hectare site of state significance has come to market. Designated as a state-significant infill site under the Greater Adelaide Regional Plan, the property is at 944-958 South Road at Edwardstown. The site is 6.5 kilometres south-west of the CBD, with a 130-metre frontage to South Road and zoning that permits residential, retail, commercial, hotel and light industrial uses.

JLL listing agent Ben Parkinson said the state had established a clear precedent for a substantial zoning uplift across comparable strategic sites. The site is near the under-construction 15.4-billion-dollar Torrens to Darlington motorway, which is South Australia’s largest ever infrastructure project. The site is opposite Castle Plaza Shopping Centre and close to Edwardstown Train Station.
