Hillpointe has finalized construction on Pointe Grand Town Center, a 264-unit attainable housing complex situated within an Opportunity Zone in Palm Coast, Fla. This newest addition falls under Pointe Grand Communities, the developer’s specialized collection of workforce housing initiatives.

The financing for this initiative came through the Hillpointe Opportunity Zone Fund I, LP, which reached completion in November 2024. New for the garden-style residential project at 746 Town Center Blvd took place in July 2025. Leasing operations commenced in late May, with residents beginning to occupy the units shortly thereafter.

Property Features

Spanning approximately 68 acres, Pointe Grand Town Center offers two-bedroom, two-bathroom apartments averaging 1,170 square feet. Monthly rents fall between $1,450 and $2,149, with units equipped to include open floor plans, smart home technology, quartz countertops, stainless steel appliances, soft-close cabinetry, full-size washers and dryers, digital keyless entry and covered patios or balconies.

Residents have access to a range of shared amenities, including a swimming pool with private cabanas, a fitness center, a clubhouse with coffee and tea bar, a business center, an outdoor grilling pavilion, a fire pit, a bark park, a pet spa, a valet trash service and EV charging stations.

Location and Accessibility

The development sits near Interstate 95, positioning residents within a 30-minute drive of Daytona Beach while remaining convenient to St. Augustine, Jacksonville, and Flagler Beach, which provides shopping, dining, beaches and waterfront recreation.

Palm Coast, the county’s largest and most densely populated city with roughly 115,000 residents, is located in Flagler County, which is ranked as the sixth fastest-growing county in Florida. The company currently oversees 45 properties totaling 12,075 units and was recently named among MHN’s top 10 multifamily developers. Hillpointe manages over $1.7 billion in equity and has contributed to the creation of more than 18,000 homes across the Sun Belt, with a total capitalization exceeding $3.2 billion. The property is also near major education and health care hubs including Jacksonville University Palm Coast and AdventHealth, the area’s largest employer.

As one of the developments in the Sun Belt, Pointe Grand Town Center follows the $750 million closing of Hillpointe’s largest workforce housing fund in March 2025. The Hillpointe Workforce Housing Partnership V, LP focuses on Sun Belt housing projects, with plans to support around 30 additional developments in its pipeline, representing roughly $2 billion of total asset value and 10,000 units.

Separately, Hillpointe has obtained $67 million in construction financing from PNC Bank for Pointe Grand Interbay at Tampa, a 408-unit workforce housing community, slated for delivery in June 2027.
