The 6.7-hectare Bradfield site sits 44km west of Sydney, adjacent to Western Sydney International Airport and the AMRF.

The NSW Government is seeking a developer for a 6.7-hectare industrial site in Bradfield’s Enterprise Precinct, with an additional 7 hectares potentially available in later stages. Located 44 kilometers west of Sydney, the precinct sits adjacent to the recently opened Western Sydney International Airport and the Advanced Manufacturing Readiness Facility (AMRF), where construction of the first building was completed in 2024. The second AMRF building, housing Australia’s first semiconductor packaging facility, is set for completion in 2028.

The Enterprise Precinct is designed to attract blue-chip businesses, startups, research institutions, and education providers, focusing on sectors like aerospace, carbon neutrality, superconductors, logistics, and defense. Tenants will combine manufacturing with technology research. The precinct’s development aligns with Bradfield’s broader vision as the state’s first new city in over a century, outlined in the 2024 Bradfield City Centre Masterplan.

Bradfield’s growth is tied to the Western Sydney Aerotropolis, which has secured over $34 billion in planned investments. More than $27 billion has already been allocated to infrastructure supporting the area’s transformation into the Western Parkland City’s central business district.

Demand for the site reflects broader trends in Western Sydney, where businesses are drawn to the region’s proximity to the airport and its emerging role as an innovation center. The Outer Western Sydney Alliance has noted that while housing and employment opportunities exist, infrastructure gaps, such as transport delays, remain a constraint. Knight Frank is handling the government’s land release process, with expressions of interest closing on December 11.

Plenary previously secured a 5.7-hectare mixed-use development in Bradfield under a $1 billion deal, which will include 1,400 homes, offices, retail, hospitality, and a university campus. The project shows the government’s strategy to balance residential growth with industrial and research capacity in the region.
